September 2026 Land Report

The Tucson land market continued to favor buyers in September 2026, with steady inventory levels and a slower pace of completed sales compared to last year. Median sold prices also remained above September 2025 levels, while year-to-date closings trailed last year by just 2%. With 16.9 months of inventory, buyers continue to have a broad selection of available properties as the market moves into fall.

What It Means

September’s data reflects a market that continues to provide buyers with considerable flexibility, even as new contract activity shows signs of ongoing demand. Months of inventory increased slightly to 16.9, up from 16.3 in August and 14.1 a year ago. Meanwhile, the median sold price reached $144,637, a 17% increase from September 2025, despite declining from August’s higher median. With 67 new contracts and fewer completed sales than last year, the market remains active but continues to move at a measured pace.

For sellers, the combination of substantial inventory and slower closings reinforces the importance of competitive pricing and clearly communicating a property’s value. Factors such as buildability, utility availability, accessibility and location can help listings stand out in a crowded market. For buyers, the current conditions offer plenty of opportunities to compare properties and negotiate, while the continued growth in new contracts suggests that well-suited homesites are still attracting interest.
