The Tucson land market slowed significantly in November, continuing a trend of cooling activity as the year draws to a close. While the market saw a slight tightening of active inventory, both median sold price and new contracts dropped compared to the same time last year. Perhaps most notably, the number of closings saw a significant dip, falling 25% year-over-year to 38 properties sold. As we approach the end of 2025, the data suggests a market in transition, where a surplus of inventory and softening demand are giving buyers more leverage than they’ve had in recent months.

  • Median Sold Price: $106,447, down 21% from November 2024.
  • New Contracts: 36, representing an 8% decrease from November 2024.

 

What It Means

The November statistics highlight a market characterized by buyer hesitation and growing supply. With 18.3 months of inventory, the environment has shifted further into a buyer’s market. The drop in closings and median sold price suggest that the “bursts” of high-value sales seen earlier in the year have leveled off, as buyers become more price-sensitive in the face of broader economic uncertainty.

For sellers, these numbers underscore the importance of realistic pricing and patience. With fewer new contracts being signed, lots that aren’t “build-ready” or priced competitively may sit on the market longer. Conversely, for buyers, the current landscape offers a rare window of opportunity. With competition waning and inventory remaining high, there is more room to negotiate on price and terms, especially for those looking to secure land before the start of the 2026 building season.
