In this region, there are no building restrictions or HOA fees. Many roads remain unpaved, giving you that authentic rustic charm. Zoning in this area primarily falls into two categories: RH (Rural Homestead) with a minimum lot size of 4.17 acres and GR-1 (General Residential) with a minimum size of 36,000 square feet. These categories permit manufactured homes to be placed on the parcels, the area’s predominant housing stock. Farm animals are generally allowed, with limitations depending on parcel size. 

Water sources in this area are typically private and shared wells, although a municipal water company serves certain sections around Picture Rocks and off Sandario Road. Trico Electric is the primary provider of electricity. Since no sewer service is available, individual septic systems will be necessary.

Land Parcels for Every Budget

Land in the Extended West area is commonly sold in 5-acre parcels, providing ample space to create one’s own rural oasis. Prices vary widely, from $25,000 for parcels with no utilities to $75,000 for those with all the necessary infrastructure.

Premium Locations

Notably, select pockets in this region command considerably higher prices. These premium areas are often surrounded by custom homes or situated adjacent to the expansive beauty of the National Forest. Such sought-after locations include Sandario Road, the vicinity near the Arizona-Sonora Desert Museum, and Tula Lane, situated at the easternmost part of the Picture Rocks area. Recent sales for 5-acre parcels on Tula Lane have even reached the low $200,000s, underscoring the desirability of these unique spots.

Exceptional Subdivisions

While most of the land in the Extended West area remains unsubdivided, a couple of exceptions exist where subdivisions have been developed. Blanco Estates and Silverbell Trail Estates stand out as examples.

Silverbell Trail Estates

Silverbell Trail Estates, located approximately 15 miles west of I-10, offers underground electric and private shared wells serving 5-acre parcels. This subdivision boasts “light” CCRs (Covenants, Conditions, and Restrictions), minimal fees, and accommodates site-built and manufactured homes. Prices for individual 5-acre sites in Silverbell Trail Estates typically range from $40,000 to $75,000.
