These lots, typically zoned R-1 or R-2, vary from 5,000 sq. ft. to about 1/3 acre, with occasional larger parcels suited for multi-unit developments.

Innovative Housing 

A recent regulatory change permits the construction of Accessory Dwelling Units (ADUs) on residential lots, promoting additional affordable housing options. Lot prices in central areas range from $80,000 to over $400,000, depending on the location. The higher priced sales have occurred in the Sam Hughes, Arizona Inn, Rincon Heights, and Indian House Village
neighborhoods. Central Tucson is known for its proximity to the University of Arizona, downtown, cultural venues, restaurants, employment centers, I-10, and the airport, making this area highly desirable.
