800 Closings and Counting: Our Thoughts on Buying and Selling Tucson Land

We’ve been selling lots and land in the Tucson area since 1985, and recently reached a milestone that caused us to stop and reflect a bit. Over the years, we’ve now been involved in 800 successful real estate closings!

That’s a lot of land, a lot of paperwork and, most importantly, a lot of people we’ve had the pleasure of working with along the way.

When we think back on these transactions, what stands out isn’t necessarily the number of closings, but the variety of properties, clients and situations we’ve encountered. We’ve worked with first-time land buyers looking for an affordable parcel to build on someday, families searching for the right custom homesite and property owners who have held onto their land for years and finally decided it was time to sell.

Some transactions have been relatively straightforward. Others have required a good deal of patience, research and problem-solving. That’s the nature of selling vacant land, particularly here in Southern Arizona.

Every Parcel Has Its Own Story

One thing we’ve learned over the years is that no two parcels of land are exactly alike.

A beautiful five-acre property with mountain views might look perfect at first glance, but what about the water supply? Is there legal access? Are utilities available? Does the zoning allow the buyer to build what they have in mind?

These are the kinds of questions we’ve spent much of our career helping clients answer.

We’ve seen buyers fall in love with properties that weren’t quite right for their needs, and we’ve helped others discover opportunities they might have overlooked. Sometimes the best advice we can give a client is to move forward with a purchase. Other times, it’s to keep looking.

Our job isn’t simply to help someone buy or sell a piece of land. It’s to make sure they understand what they’re getting into and feel comfortable with their decision.

It’s Really About the People

Over the years, we’ve had the opportunity to work with people from all walks of life, each with their own reasons for buying or selling land.

For some, purchasing a lot is the first step toward building a home they’ve been planning for years. For others, selling a property represents the end of one chapter and the beginning of another.

We’ve always enjoyed hearing what brings people to Tucson and what they hope to do with their property. Some are drawn to the mountain views and open desert. Others want room for horses, a workshop, a garden or simply a little more distance between neighbors.

And, of course, not every transaction goes exactly as planned. Unexpected issues come up, circumstances change and sometimes a little creativity is needed to get everyone to the closing table.

Those experiences have taught us the importance of listening, being straightforward with people and doing what we say we’re going to do.

A Thank You to Our Clients

Reaching 800 closings is certainly something we’re proud of, but we also recognize that it wouldn’t have been possible without the clients who have placed their trust in us over the years.

Whether we’ve worked together recently or several decades ago, we appreciate the opportunity to have been part of your real estate journey.

We’ve been fortunate to build lasting relationships through this business, and we continue to enjoy helping people explore the opportunities that Tucson’s land market has to offer.
