Hikers and Homeowners to Share 23 Acres on the Northeast Side

For years one of the most popular hiking, walking, mountain biking, and rock climbing spots in Tucson’s northeast side has been the trails at the east end horsehead Rd., La Milagrosa Trail, Milagrosa Ridge Trail, and the Agua Caliente Canyon Trail Loop. After walking a mile or so on a flat dirt and partially paved road through a residential neighborhood, you reach Wentworth Road where you can walk through a gate and the road starts to elevate. Eventually, this path leads to the base of the expansive and breath-taking Santa Catalina Mountains and the Milagrosa or Agua Caliente Canyons.
The walk takes hikers through four newly developed, 5-6 acre custom home sites that total approximately 23 ½ acres. In fact, Horsehead Rd is a County-owned, public right of way that continues beyond these lots and crosses the Agua Caliente Wash. Three of the new home sites are south of the road and extend into the center of the Agua Caliente while one lies to the north of the newly improved road and shares a boundary with an existing home that has been there for many years.
Privately purchased in early 2019, the owner is currently upgrading the road, bringing in underground electric service and distributing water to all sites from an existing private well. Each site has several potential home locations, filled with old growth Saguaros and native cacti species, rolling topography, and magnificent rock outcrops and formations. Unobstructed views of the nearby canyons and peaks of the Santa Catalinas, the Tucson Valley, and the distant mountain ranges make these home sites particularly picturesque.
Sufficiently large, each site offers exceptional privacy from the neighboring homes. Some site locations have a secluded feel while others feature that “top of the world” mentality with commensurate views. With new homes built far away from the Horsehead Rd, homeowners and hikers alike will receive their ideal privacy within the beautiful Tucson landscape.  It should be noted that owners will not be allowed to keep horses on this land and sensible deed restrictions are being written to insure minimal land and vegetation disturbance occurs on each parcel.
Large, 3-5 acre custom lots on the northeast side have been increasing in value for the last few years with prices reaching into the mid $200’s for the best, gated sites such as Palo Verde Ranch, Fetzer Ranch, and Redington Ranch Estates.
Still undervalued however when compared to prices from 10 to 12 years ago, we continue to see the metrics indicating a current “Buyer’s Market.” These new lots have many of the same qualities but offer something additional that is very rare — immediate and nearby walking access to the trails leading into the Coronado National Forest’s beautiful canyons and riparian areas. Although prices have yet to be determined, they can be expected to be comparable to the best of the area home sites.
Outdoor enthusiasts of all kinds will be drawn to these new lots as they will offer a unique home site in one of Tucson’s most beautiful natural settings.
