Throughout the land buying process, you will inevitably come across parcels with specific planned uses, and navigating these different types of land can seem confusing. Once you understand and know the land zoning classification, you can quickly determine what land type will fit your needs or the needs of those you intend to sell the property to in the future.
What is land use?
By definition, land use involves the arrangement, management, and modification of the natural environment into a built environment; in other words, determining what can be built on it and what it can be used for. Land use practices vary across the world, but ultimately, planning how to use the land involves landowners, developers, municipalities, or other professionals to divide, regulate, and approve a land-based project.
Why is it important?
Historically, land-use planning was established to protect the interests of property owners and later evolved as a way to decrease conflict by focusing more on the betterment of the community and the environment.
Planning can help prevent land-use conflicts, reduce exposure to pollutants, and ensure that resources are used efficiently.
Types of land use
Land use is split into five categorizations which determine how land will be managed according to zoning requirements. The land is split up to ensure people utilize it responsibly for the welfare of the population and the environment.
Recreational
Recreational land is typically used as outdoor spaces for play, learning, or leisure. There are many types of recreational uses ranging from parks, playgrounds, swimming pools, and more. Communities use recreational land to add value to the area, attracting residents and visitors with places they can go to enjoy their leisure time.
Transport
As the land in an area develops, more methods of transportation are needed to help people get from one destination to the other. Transport land use involves linking activities through accommodating public transportation services such as roads, airports, train stations, subway stations, sidewalks, bike trails, and other facilities.
Agricultural
Agricultural land is typically devoted to rearing livestock and cultivating crops. Well-managed agricultural land is very important to the economy because it provides an abundance of food for the community, nation, and world; it also offers protection for wildlife and protection against flooding.
Commercial
Commercial land is designated for businesses, warehouses, shops, and any other infrastructures intended to generate a profit. Goods and services are offered to the community, contributing to the economical flourishment of the area.
Residential
Residential land use means land use where the current or intended use is for establishing housing. Single-family and multifamily homes can be built on residential land, as well as apartments, condominiums, and other congregate living facilities. Zoning laws for residential areas may vary from one city or state to another, so always keep in mind or research the location while you consider buying land.
