The parcel I was interested in was somewhat remote and off-grid with limited access and easements across several other parcels. When I first walked into Rick’s office, he had detailed maps of the area and lots of documentation about the property. He knew the history of the area and the people who owned the parcels with the easements. When Rick told me what he thought I should offer, I thought it was low, but I went with it. After several emails back and forth with the seller, we got the parcel in escrow. Then came discovery where I really found out what would be involved to develop the parcel. After a few more emails, they eventually settled for half of the original asking price which wasn’t too far from Rick’s original number. Rick knows what he is doing and is a wealth of information. I enjoyed working with him and plan to keep in touch as my project continues.
