You found your perfect piece of land in a private, rural spot in the countryside. It’s exactly what you wanted, but there’s one problem: no utilities. You’ll want your basic services (electricity, water, etc.) to make your space livable. So, how can you bring utilities to your vacant land?
Check for the Closest Utility Lines
When it comes to land farther away from residential areas, it’s common to find yourself distanced from utility hookups. In fact, the nearest hookups can be quite far from your property.
For power:
When preparing to connect to the power grid, you will need to contact your local power company. The internet can help you find out which company to contact specifically in your county by searching “[county name] power.”
Once you find the company, call and ask if they have power lines on the road in front of your lot. They can provide an accurate estimate of the cost and requirements to hook up. To find out how much it could cost, calculate the distance from your property to the nearest power line.
If the company doesn’t provide services to your property, inquire if they know of another company serving the area or contact the county’s Planning and Zoning Department for a power company name.
Another option is to call local contractors to quote the prices of services needed.
For water:
Clean water is crucial, and you have options to dig a well or connect to municipal water. You can call the county’s Planning and Zoning Department or the Building Department for information on whether the area is served by the public system.
Remember to ask about the minimum requirements and how to retrieve a permit for septic systems or wells.
As with public water, when you hook up your lot to a municipal sewer main, you will need to pay for the connection.
For other utilities:
Internet, cell phones, and television are essential these days, and installing all three may take some collaboration. If you want internet, TV, and phone plans, you will need to get in contact with providers that offer a bundle for all three. Once again, some providers do not serve all areas so you’ll need to do some sleuthing to discover which providers are available to your area.
How much will it cost?
There is no fixed amount to bring different utilities to your property, but keep in mind that the price will fluctuate depending on how far away you’re located to utility connections. Buying land with utilities as close as a few meters away from the property will be cheaper than one that has services two miles away.
