If you haven’t noticed, Tucson is experiencing a huge uptick in land activity, offers, contracts, and closings. Tucson’s land market is drawing an influx of out-of-state buyers as well as many local residents wanting to upgrade to a newer home on a larger parcel. I haven’t been this busy since the pre-recession years of 2005-2006, which is actually a little disconcerting.
The difference now is that I expect interest rates to remain low and lot loan lenders to continue to require 20-30% down payments; both of which will protect us from a duplication of the previous market crash. A natural result of this increased activity is that the inventory of land closer to Central Tucson is shrinking as these lots are being purchased in greater numbers than rural parcels. With that comes some challenges for buyers who may have to look for properties a bit further away from the heart of the city. One of those challenges is having fast and reliable internet service.
The availability of internet service has become one of the first questions our land buyers now raise. This is completely understandable as so many of us work remotely in this non-office-centered world. Further, we’ve become so much more dependent on the internet for so many facets of our family life. The traditional Tucson cable service providers, Comcast and Cox, are quite limited in their service areas and unable to help many of our recent buyers.
