Building a Custom Home on your Lot

As the Owner of Sombra Homes, a local homebuilder in the Tucson area with almost 30 years of experience, I have built hundreds of custom homes. It has been a truly rewarding experience to work with the many customers we’ve had over the years.
Building a custom home starts with the lot. It is important to work with a knowledgeable real estate agent in conjunction with the homebuilder. Remaining within your budget begins with the lot. Lot preparation and accessibility to utilities can have a huge impact on costs.
We also would recommend that a soils report (which determines if the ground has a high level of clay or collapsible soils conditions) be done prior to closing on the lot. A percolation test would also be a good idea to get done prior to closing on the lot if the lot will require a septic tank.
Once you have purchased your lot, you will need to decide on the kind of home you want to build. You may want to talk with a homebuilder before contacting an architect, as many homebuilders have resources which can save you money such as using a draftsman versus an architect.
Another consideration is using one of the builder’s pre-approved set of floor plans which can be customized to fit your needs and can be very cost effective. If you are planning a unique structure or wanting a luxury home, however, an architect is well worth using.
During the design process of your home build, you will also meet with your homebuilder to discuss the materials and finishes you want in your home including cabinets and countertops, flooring, plumbing fixtures, lighting, appliances, and more.
Other factors that you and your homebuilder need to consider before a price can be arrived at and construction can begin on your home will include, but are not limited to, HOA approval if your lot is within a managed community, layout of the house on your lot, utilities, site prep and length of the driveway.
Once the design of your home is complete, a contract is in place with your homebuilder, the plans have been approved by the local government, and you have received lender approval (if financing your home), your home is ready to start construction. Typical construction time is anywhere from 6 to 12 months.
Your homebuilder is responsible for overseeing the construction of your home, but this should not prevent you from checking on the construction frequently. It is highly recommended to schedule a walk-through prior to drywall so any necessary changes can be made.
Making your selections in a timely manner will allow the construction of your home to go smoothly and with less chance of delays. Building your home should be an enjoyable experience and asking questions during construction is very important to ensure your home is built to your satisfaction.
Once your home is completed, your homebuilder will schedule a walk-through inspection as there may be items that need adjusting or touched up. It is best to complete a walk-through a couple of weeks prior to moving into your home in order to give the homebuilder time to get any repairs done before you move in.
